Key Responsibilities:

• Take full responsibility for the day-to-day management of the building, ensuring it is well-maintained, secure, and compliant with all health & safety regulations.
• Oversee building services, including cleaning, security, and maintenance contractors, ensuring high standards of service delivery.
• Conduct regular inspections of the property, identifying and addressing maintenance issues promptly.
• Manage tenant relationships, responding to any queries or issues to ensure tenant satisfaction.
• Prepare and manage budgets, including service charge allocation and forecasting.
• Liaise with tenants, and contractors to coordinate and execute maintenance works, refurbishments, and operational improvements.

Requirements:

• Proven experience in building management within a commercial property setting.
• Strong knowledge of health & safety legislation and building regulations.
• Excellent communication and interpersonal skills to effectively manage contractors and foster positive tenant relationships.
• Ability to manage budgets and deliver cost-effective solutions for building operations.
• IOSH or NEBOSH certification is desirable but not essential.

Facilities Manager

Over time, they have built a strong reputation and boast an excellent staff retention rate. In this role, you will work closely with another Facilities Manager to manage a high-end portfolio of residential and commercial properties across Central London.

Key Responsibilities:

• Supervise on-site concierge and front-of-house teams, oversee staff training.
• Manage contractor performance to ensure service quality and compliance.
• Maintain asset registers, schedule statutory inspections, oversee security and access control systems, and implement risk assessment action plans.
• Serve as the primary contact for FM services, liaise with clients, and contractors, and attend relevant meetings to address concerns.
• Conduct routine site inspections, ensure cleanliness of communal areas, monitor building defects, and coordinate necessary repairs.
• Keep accurate records of compliance systems, enforce control measures, and report incidents or near-misses promptly.
• Assist in preparing and managing service charge budgets, ensuring financial accountability and cost control.
• Provide regular updates on site operations, document key issues, and ensure adherence to relevant policies and procedures.

Ideally, you will have extensive experience in a similar role, preferably overseeing the management of commercial and residential properties. You will have a strong understanding of health & safety, with at least an IOSH certificate as a minimum. Additionally, while formal qualifications in hard services are not necessary, a solid knowledge of this area is beneficial along with an understanding of service charge budgets.

They are now recruiting for a Building Manager to manage a prominent, premium asset in Manchester City Centre. This impressive property is home to some of the worlds leading brands and sits at over 100,000sqft.  

Key Responsibilities:

• Responsible for the day to day management of the property, ensuring the site runs smoothly and any issues are dealt with quickly and efficiently.
• Production and management of the buildings service charge budget.
• Ensuring all statutory compliance is up to date and any health & safety matters are dealt with immediately.  
• Engaging with your tenants on a regular basis, responding to their queries promptly and working with external teams on any pop-up events.  
• Management of all onsite service partners, both hard & soft services.
• Management of any fit-out / refurbishment projects.

In this role, you will manage a small portfolio of commercial properties in the West End, all within walking distance of each other. You will have an office within the portfolio, shared with your client. With this in mind, we are looking for a strong communicator who can effectively manage client expectations.

This is a fantastic opportunity to join a growing company with a strong track record of promoting team members into senior positions. Over the past three years, they have expanded the team on this instruction by at least 15 members and continue to identify opportunities for further growth.

 Key Responsibilities:

• Day to day management of your allocated portfolio, providing exceptional levels of customer service to your tenant / client.
• Overseeing statutory compliance across your portfolio and ensuring health & safety protocols are being followed.
• Preparing site risk assessments for each property and uploaded on to the relevant system.
• Responsible for managing each site's service charge budget from preparation to reconciliation.
• Management of the hard & service partners on-site, and monitoring their performance
