Hexagon Group are delighted to be working with an established property management company that has an exciting opportunity for an Assistant Building Manager to be based at a large multi-tenanted office building in Central London. The building is home to a variety of notable occupiers and offers versatile spaces for tenant engagement activities.

Key Responsibilities:

• Act as a key point of contact for any tenant queries
• Completing health & safety reports and responding to any health & safety issues that may arise.
• Supervising on-site service partners
• Ensure the PPM schedule requirements are undertaken, and reactive works are dealt with promptly.
• Supporting the Building Manager with the production and management of the service charge budget
• Launching tenant engagement activities and communicating these throughout the building.
• Deputising for the Building Manager when they are absent.

Ideally you will have previous experience working within the property management field, ideally this will be working within a multi-tenanted commercial building. In addition, if you hold an industry recognised certificate such as an IOSH certificate, this may put you at an advantage along with being able to demonstrate an understanding of service charge budgets.

Maintenance Operative

West London

The successful candidate will be responsible for carrying out a wide range of planned and reactive maintenance tasks across the development.

Key Responsibilities:

• Conduct general maintenance and minor repairs across the building, including plumbing, carpentry, basic electrical, and painting/decorating tasks
• Support the Facilities Manager with routine inspections and health & safety checks
• Ensure all common areas, plant rooms, and back-of-house areas are kept safe and presentable at all times
• Liaise with contractors and support access arrangements for specialist maintenance works
• Respond promptly to maintenance requests raised by residents or the on-site team
• Monitor and maintain stock levels of tools and consumables
• Maintain accurate records of work completed and report any issues or potential risks

Requirements:

• Previous experience in a similar Maintenance or Facilities role, ideally within residential or hospitality environments
• Strong all-round maintenance skills with a proactive and professional approach
• A good understanding of health & safety and compliance procedures
• Excellent customer service and communication skills

• A relevant qualification (e.g. City & Guilds, NVQ) would be advantageous

Facilities Coordinator

As the Facilities Coordinator, you will support the Facilities Management team with administrative tasks, working with systems such as Elogbooks, Proactis, and other property management software. You will coordinate work with the relevant contractors while delivering exceptional customer service to your client.

Key Responsibilities:

• Support the Facilities Management team with day-to-day administrative tasks, helping ensure smooth operational delivery.
• Develop a working knowledge of property management processes, compliance standards, and company procedures.
• Raise work orders and process low-value approvals on behalf of Facilities Managers.
• Assist in tracking and closing actions from Health & Safety audits and compliance documentation.
• Ensure statutory compliance records are accurately maintained and up to date.
• Prepare monthly and quarterly client reports, and participate in client meetings to present data and support service delivery.

Building Manager

Given the age of the building, several M&E replacement projects are scheduled over the coming months, and you will play a key role in overseeing these works, along with managing various refurbishment projects.

Key Responsibilities:

• Oversee M&E replacement works, working closely with the on-site contractors delivering the project.
• Take responsibility for the day-to-day operational management of the property, responding promptly to tenant issues.
• Ensure all health & safety procedures are followed by tenants and that statutory compliance is up to date and accurately logged.

As the Assistant Facilities Manager, you will be directly responsible for a small portfolio of commercial properties across Woking, Reading, and the surrounding areas. Your weekly schedule will typically include two days at a commercial property in Woking, one day in Reading, with the remaining time spent conducting site inspections or working from our client’s offices in Crawley.

Assistant Fabric Manager

Our client are a highly established property management company, that partner with some of the UK’s highly prestigious property developers, and real estate investment companies, managing highly notable assets of theirs.  

The successful candidate will assist the Senior Fabric Manager in maintaining and enhancing the quality of building fabric services across the estate. They will play a key role in ensuring the estate remains a safe, well-presented, and dynamic environment for tenants, visitors, and the wider community.

Key Responsibilities

• Assist the Senior Fabric Manager with day-to-day operations and provide full cover during periods of absence.
• Lead the delivery of minor fabric projects, managing all phases from initial planning to final completion.
• Coordinate reactive repairs and scheduled maintenance, working closely with internal teams and external contractors.
• Uphold health and safety standards by reviewing and approving risk assessments and method statements.
• Monitor ongoing works and carry out final inspections to ensure high-quality results and cost-effective delivery.
• Contribute to the preparation of budgets and ensure effective financial management of fabric-related activities.
• Champion ESG initiatives and integrate sustainable practices across all maintenance and repair operations.
