Our client is seeking an experienced Operations Manager to take responsibility for the day-to-day operational management of a high-profile mixed-use estate, ensuring the environment is maintained to an exceptional standard for occupiers, visitors, and stakeholders. This is a hands-on leadership role focused on delivering first-class soft services operations across a busy and customer-focused estate environment. The salary on offer for this role is up to £68,000 plus a competitive benefits package.

The successful candidate will oversee all soft services provisions including security, cleaning, reception, concierge, and landscaping, working closely with specialist service partners to ensure consistently high standards are achieved across the estate. You will be responsible for monitoring contractor performance against agreed service levels and KPIs, managing operational reporting, approving invoices and purchase orders, and supporting the ongoing improvement of operational processes and customer experience initiatives.

Working closely with wider property, residential, and engineering teams, you will play a key role in maintaining compliance across all communal and public areas, ensuring health & safety standards, statutory obligations, and risk management procedures are effectively implemented and monitored. The role will involve regular estate inspections, incident management, oversight of security operations, and ensuring all contractors operate in line with company policies and environmental objectives.

The position will also support events and occupier activities across the estate, requiring excellent communication and stakeholder management skills, alongside the ability to manage multiple priorities within a fast-paced operational environment. A strong focus on service excellence, ESG initiatives, and continuous improvement is essential.

Candidates should demonstrate previous experience managing soft services operations within a large commercial property, mixed-use development, retail destination, or similarly busy public-facing environment. You will have experience managing outsourced service partners, overseeing operational budgets, and maintaining detailed compliance and reporting systems. Strong leadership, organisational, and communication skills are essential, along with the ability to work proactively and respond effectively to operational challenges.

A NEBOSH qualification or equivalent health & safety certification is required for this role. Experience within property management, commercial real estate, or retail environments would be highly advantageous as well.

Due to continued growth, they are now recruiting for a Building Manager to manage a Grade A commercial asset in Edinburgh City Centre.

Key Responsibilities:

• Take full responsibility for the day-to-day management of the building, ensuring it is well-maintained, secure, and compliant with all health & safety regulations.
• Oversee building services, including cleaning, security, and maintenance contractors, ensuring high standards of service delivery.
• Conduct regular inspections of the property, identifying and addressing maintenance issues promptly.
• Manage tenant relationships, responding to any queries or issues to ensure tenant satisfaction.
• Responsible for fostering a strong sense of community within the building by leading tenant engagement initiatives.
• Prepare and manage budgets, including service charge allocation and forecasting.
• Liaise with tenants, and contractors to coordinate and execute maintenance works, refurbishments, and operational improvements.

Requirements:

• Proven experience in building management within a commercial property setting.
• Strong knowledge of health & safety legislation and building regulations.

An exciting opportunity has arisen for an experienced Estates Manager to take responsibility for the day-to-day operational management of a large, high-profile estate located in Northampton. This is a senior, site-based role suited to someone comfortable working in a demanding environment, leading an on-site team and acting as the main point of contact for a diverse occupier base. You will be rewarded with a salary of £60,000 – £65,000 plus a competitive benefits package for this exciting role.

You’ll take overall control of how the estate operates day to day, making sure it runs safely, smoothly and in line with all regulatory requirements. The site includes a mix of offices, laboratories and R&D space, so a strong handle on health and safety, statutory compliance and risk management is essential. You’ll be hands-on in coordinating audits, emergency planning and compliance records, while also keeping a close eye on contractors and service partners to ensure standards, budgets and service levels are consistently met.

Commercially, the Estates Manager will manage a complex service charge budget, produce management reports and ensure expenditure aligns with client agreements. The role will also support lifecycle planning, ESG initiatives and the ongoing improvement of estate standards.

A strong focus is placed on occupier engagement and service delivery. You will build and maintain effective tenant relationships, attend occupier meetings and ensure high standards across the estate fabric through the delivery of planned and reactive maintenance.

We’re looking to speak with candidates who have a solid track record managing estates or properties within a facilities or property management environment, ideally across complex or multi-let sites. You’ll bring a strong understanding of health and safety legislation, statutory compliance and the technical aspects of building management, along with experience overseeing contractors and service partners. Just as important is your ability to build effective relationships with occupiers, clients and wider stakeholders, communicating confidently and managing issues in a calm, professional way. You’ll be comfortable working autonomously, taking ownership of your site, and will hold an IOSH qualification, with IWFM accreditation seen as a bonus.
