Hexagon Group are working with a leading property consultancy who are renowned for the opportunities they offer to their employees and are enjoying a period of success. We are supporting them with the recruitment of a Building Manager for a prestigious property based in Hemel Hempstead, the building stands at over 100,000qft and is the home to various blue-chip companies. As the Building Manager, you will hold an influential role in rolling out events in the building and creating a ‘community’ feel within the building.   

Key Responsibilities:

• Utilising the space on site, rolling out tenant engagement activities and creating a ‘community’ environment within the building
• Production and management of the service charge budget
• Management of on-site service partners which includes front of house, M&E, cleaning, and security.
• Ensure the health & safety protocols are followed, and statutory compliance is up to date.
• Managing tenant fit-outs, and working with on-site contractors  
• Implement energy & sustainability initiatives for the property.

You will ideally be from a property management background and have experience managing commercial or mixed-use assets. As this role is heavily focused on customer service, you will be engaging and be comfortable liaising with tenants and senior stakeholders. In addition, if you hold an IOSH or NEBOSH and a membership to an industry accredited body, this will put you at an advantage.

Assistant Building Manager – Watford

£35,000 - £40,000

Hexagon Group have the pleasure of working with an established property management company who have an exciting requirement for an Assistant Building Manager to be based at newly developed, mixed-use building in Watford. The property consists of multi-tenanted office space, and high-end residential apartments, which you will have minimal dealings with other than scheduling maintenance works.

Key Responsibilities:

• Act as a key point of contact for any tenant queries.
• Completing health & safety reports and responding to any health & safety issues that may arise.
• Supervising on-site service partners
• Ensure the PPM schedule requirements are undertaken, and reactive works are dealt with promptly.
• Supporting the Building Manager with the production and management of the service charge budget
• Creating snagging lists during the defect period.
• Launching tenant engagement activities and communicating these throughout the building.
• Deputising for the Building Manager when they are absent.

Ideally you will have previous experience working within the property management field, ideally this will be working within a multi-tenanted commercial building. In addition, if you hold an industry recognised certificate such as an IOSH certificate, this may put you at an advantage along with being able to demonstrate an understanding of service charge budgets.

General Manager

They now require a General Manager, to manage a modern, ‘trophy’ asset in Birmingham City Centre which holds numerous energy & sustainability accreditations and his home to a wide array of tenants.

Key Responsibilities:

• Overall day to day management of the asset, with close support from a Senior Facilities Manager
• Responsible for the property’s health & safety, ensuring the tenants follow the procedures closely and all statutory compliance us up to date and logged correctly.
• Supporting with the production and management of the service charge budget
• Working closely with the occupier, dealing with any issues that may arise and launching events to engage with them.
• Management of both hard & soft service contracts, which includes M&E, cleaning, security, and pest control.
• Rolling out initiatives to enhance the buildings ESG score.
• Overseeing any tenant fit-outs and refurbishment / M&E projects

Hexagon Group are delighted to be working with a prestigious real estate organisation who own an iconic mixed-use portfolio of properties in London’s West End. Due to transitioning through some exciting times, they are currently recruiting a Facilities Manager to manage a small, mixed-use portfolio of properties, mainly consisting of commercial and retail properties.

Key Responsibilities:

• Day-to-day management of your allocated portfolio, providing exceptional levels of customer service to your tenants.
• Overseeing statutory compliance for the properties and ensure health & safety protocols are being followed.
• Production, management, and reconciliation of each building’s service charge budgets.
• Working with the project / engineering management teams in regard to M&E replacement projects, and refurbishments.  
• Launching on tenant engagement activities, and coordinating pop up events, utilising the resources of the local community  
• Management of the hard & service partners on-site, and monitoring their performance

You will ideally be from a property management background and have experience in managing either residential, commercial, or retail assets. It is essential that you have previous experience in setting service charge budgets and be up to date with building legislation and statutory compliance.

We have partnered with a boutique property management company who are growing at an exciting pace and have a need for a Building Manager to manage a brand new, state of the art, commercial building in Bristol City Centre. As this is a brand new building, you will be joining before the building’s PC date, and play an important role with the handover of the property.

Our client is keen to speak with Facilities / Building Managers who come from a managing agent background and ideally hold experience managing fast paced, commercial properties, where tenant engagement has been at the heart of their role.

Key Responsibilities:

• Utilising the space on site, rolling out tenant engagement activities and creating a ‘community’ environment within the building
• Production and management of the service charge budget
• Management of on-site service partners which includes front of house, M&E, cleaning, and security.
• Ensure the health & safety protocols are being followed, and statutory compliance is up to date.
• Managing tenant fit-outs, and working with on-site contractors  
• Implement energy & sustainability initiatives for the property.

It is essential that you have worked for a managing agent previously, or within a client-side position where you have been accountable for service charge budgets. Ideally, you will hold several years of experience managing a multi-tenanted commercial property or a role where you have managed a multi-site portfolio that has consisted of multi-tenanted buildings. Furthermore, you will have a strong knowledge of health & safety, which will ideally be backed up with an IOSH or NEBOSH qualification. As the Facilities Manager for this building, you will also have an engaging personality and have a track record of engaging with various tenants.
