Assistant Building Manager – Watford

Hexagon Group have the pleasure of working with an established property management company who have an exciting requirement for an Assistant Building Manager to be based at newly developed, mixed-use building in Watford. The property consists of multi-tenanted office space, and high-end residential apartments, which you will have minimal dealings with other than scheduling maintenance works.

Key Responsibilities:

• Act as a key point of contact for any tenant queries.
• Completing health & safety reports and responding to any health & safety issues that may arise.
• Supervising on-site service partners
• Ensure the PPM schedule requirements are undertaken, and reactive works are dealt with promptly.
• Supporting the Building Manager with the production and management of the service charge budget
• Creating snagging lists during the defect period.
• Launching tenant engagement activities and communicating these throughout the building.

Key Responsibilities:

• Overall day to day management of the asset, with close support from a Senior Facilities Manager

Key Responsibilities:

• Day-to-day management of your allocated portfolio, providing exceptional levels of customer service to your tenants.

 The successful post holder will be responsible for providing building services technical and compliance advice to internal colleagues such as Surveyors, Property Managers, Facilities Managers, Asset Managers - and external clients. Properties will include Commercial, Residential, Industrial and Retail, in both the Private and Public Sector.

The successful post holders duties will include auditing M&E plant and infrastructure, providing technical M&E expertise and advice on asset maintenance and plant replacement projects, and producing maintenance specifications for maintenance contracts. You'll also help to audit and manage M&E suppliers on their compliance/performance, as well as monitoring M&E/Plant replacement projects for clients.

Candidates do not have to have previous experience as a Building Services Consultant, but you should have strong building services (M&E) and compliance knowledge, good written and verbal skills and must be client facing.

You will take the lead on all engineering services for the estate, which will include the maintenance of mechanical and electrical equipment, monitoring energy performance, management of the IT infrastructure, and holding a pivotal role in the handover of new properties.

Key Responsibilities

• Working closely with on-site service partners, ensuring their performance is of a high-level and carried out in a professional manner.
